Revaluation – New Values and Information on Appealing

Reading Your PRCThe Town recently completed a town-wide property revaluation.  Letters to property owners were mailed out recently that showed your 2016 Assessment and the new 2017 Assessment with estimated taxes for this upcoming year.  The estimated tax rate for 2017 is $18.80 per $1,000 – Please note that estimated taxes are subject to change based on the final valuation and tax rate.

If you don’t agree with your value or have questions about how the value was determined, please call the number on your notification letter (1-855-228-4033)  and set up an appointment to meet with the revaluation company KRT at Town Hall.  The scheduling of appointments will be done from August 15th to September 22nd, and evening hours are available.  This process is called an informal hearing, and will be done before tax bills are issued. There will be a second opportunity to appeal your value once tax bills have been issued – by law you have 185 days from commitment to appeal your value to the Assessing Office.

HOW DO I GET ADDITIONAL INFORMATION ON MY PROPERTY’S VALUE?

REAL ESTATE TAX BILLS FOR 2016-17 (last year) INFORMATION

If you wish to see what your taxes were last year you can view the list of real estate taxes by clicking on 2016-17 Real Estate Taxes.  This will be a PDF document of all tax bills from last year.  To find your specific bill you can hit “CTRL” and “f” on your computer at the same time and type in your name or address or Map/Lot number.

HELPFUL INFORMATION TO BRING TO THE MEETING WITH KRT:

  1. Information on similar properties to yours and their value
  2. A recent appraisal or recent sales of properties similar to yours
  3. Any other information you believe will be helpful in determining a value for your property

If you are unable to attend, you may send a relative or family member OR send a professional representative (lawyer, real estate agent, tax consultant; appraiser, etc.)
